Monadnock Economic Development Corporation - 51 Railroad Street

MEDC 51 Railroad Street Development

Keene, NH

Harvey worked closely with Monadnock Economic Development Corporation (MEDC) and Daniel V. Scully Architects to develop a plan for a new, 4-story, 32,000 square foot mixed-use building in downtown Keene.

The 51 Railroad Street Development project was challenged with a strict budget, tight site constraints, historic district requirements and a new hotel being constructed adjacent to the property. As construction manager, Harvey worked with MEDC and development stakeholders to ensure that costs were controlled, schedules were expedited, stakeholders were clearly communicating, and construction was meticulously coordinated.

At the time when Harvey joined the project team, MEDC was struggling with a project that did not meet the financial model necessary to advance it to the next stage of construction. Harvey’s preconstruction team worked diligently with the design team and MEDC to analyze building systems, materials and schedules to define and validate a project which met MEDC’s financial goals.

The new building was established as a condominium association made-up of eight residential owner’s, a restaurant, a dermatology practice and individual business owners. Harvey worked with each tenant to establish budgets, schedules and cost options for fit-up; each tenant’s unique requirements were managed by Harvey’s team. In the fall 2009 the building was completed within budget requirements and as scheduled.
