Harvey managed renovations to 17 Riverside Drive, a 42,000 s/f facility housing multiple medical practices. Working with the developer, Harvey provided pre-construction services to the project team including cost estimating, value engineering, design and phasing plans. By providing detailed estimates for individual medical practices Harvey guided stakeholders to smart design decisions which were affordable and did not compromise desired programs. Mechanical and electrical work was delivered as design/build packages with Harvey procuring and managing subcontractors with applicable medical office building experience. Contracting for design/build services expedited the design phase and reduced costs typically realized in a traditional design-bid-build delivery
In the end eight new medical offices were developed containing doctor’s and general business offices, examine rooms, administrative areas, document filing areas, reception areas, waiting rooms, conference rooms and storage areas. In addition each practice within the building was given its own single-zoned mechanical system consisting of RTU(s) for heating and cooling and shared backup generators.
